Conejo Valley Real Estate Update, October 2026
The Conejo Valley real estate market remains resilient as marketing times continue to hover around 35 days, and prices continue to edge higher. The Thousand Oaks median price remains near $1.2M and the Westlake Village median remains near $1.8M, but the median selling price doesn’t tell the whole story.
A market in two pieces
Our market is beginning to bifurcate. Prices paid for recently renovated homes continue to rise, and turn times remain short. The opposite is true for older homes in need of renovation or repair.
Buyers have become increasingly opposed to fixer-uppers; they lack the skills, time and resources needed to complete renovation projects. This holds true across the price spectrum, from the entry-level condo to the $5M+ estate. Now more than ever, buyers will pay a premium to purchase the turn-key home, and those homes are in short supply.
Inventory
Conejo Valley listing inventory remains largely unchanged from my last note. I found 483 active listings. Of those, 26% are listed below $750,000 (mostly condos) and 10% are listed above $3M.
Our inventory of lower-priced homes and condos continues to edge higher, while the number of higher-priced listings ($3M+) continues to drift lower. This makes sense as first-time homebuyers face higher borrowing costs, and many potential move-up buyers are hesitant to give up their low-rate mortgages.
