Is a Real Estate Crash Coming?

Some home buyers are holding off because they fear a 2008-style crash… It’s not going to happen.

What made 2008 different

By 2008, the market was saturated with no-money-down loans and unqualified homeowners. At the time, total homeowner equity stood at $10.41T, which was similar to total homeowner debt at $10.71T. A flap of a butterfly’s wing was enough to start the dominoes falling.

Where we are today

Today, total homeowners’ equity is $34.9T, and mortgage debt is $14.4T. The all-time high in homeowners’ equity represents the safety net for the residential real estate market. Owners with that much equity have options, and very few are forced to sell into a falling market.

What it means for buyers

Waiting for prices to drop is a bad plan. If you’ve been sitting on the sidelines, let’s find a way you can buy now. Call me…
