Conejo Valley Real Estate Update, July 2026
The Conejo Valley real estate market remains strong, with marketing times hovering around 35 days and prices continuing to edge higher.
Inventory by price
Inventory has increased a bit to 446 listings. 184 of those are listed for less than $1M, and only 34 of those are single-family homes. At the top of the market, 105 listings are above $2M, including 31 above $5M.
What’s selling
Single-story homes are in high demand, and fixer-uppers are out of favor. If you have the energy for a fixer, now is your time. As always, fully renovated homes are selling promptly with a significant premium.
Medians and condos
The Thousand Oaks median price remains at $1.2M, which includes a few Westlake homes on the Ventura County side of the line. The Westlake Village median is closer to $1.8M, which makes sense.
Surprisingly, I found 66 condos for sale priced between $300,000 and $600,000, which provides an opportunity for entry-level buyers and investors.
